The jurors commended the well-developed materials palette, which borrows from the building’s brick façade. Carefully placed structures around the landscape frame smaller spaces in what the jurors described as a very warm and inviting space.   

Merit Award in Design Built

Just a few steps from the Stadium-Armory Metro in Washington, DC, Park Kennedy provides a gateway to the 68-acre Hill East district waterfront neighborhood.

Using carefully curated materials, an interior courtyard seamlessly transitions from the surrounding building architecture, which emphasizes the site’s industrial history.



Residents looking down on the courtyard see a garden with seasonal interest, embedded in a hardscape that combines Pennsylvania bluestone, fieldstone for walls, wood for a boardwalk, and even oyster shells.



A bocce court beneath steel structures lets residents kick off their shoes and play on grass and oyster fines.
